The Hamptons Group recently completed a unique and challenging demolition and refurbishment project at the Lawnswood Campus in Wolverhampton, home to three pupil referral units – specialised educational facilities for children unable to attend mainstream schools due to varied needs. Tasked with removing obsolete buildings to increase green space for pupils, our work exemplifies how thoughtful demolition and construction can revitalise school campuses, creating a more supportive learning environment.

Prioritising safety on a live school site

As the principal contractor, the Hamptons Group led the demolition project with professionalism and a strong focus on safety. Working alongside a team of trusted subcontractors – including plasterers, electricians, plumbers, floor layers and decorators – we ensured the works progressed efficiently while minimising disruptions. With the school open throughout the project, robust security measures were essential to protect students, visitors and staff.

Ensuring site security was paramount to protect everyone involved – pupils, parents, carers, staff and workers. To achieve this, we set up solid-panel hoarding, installed motion-sensor cameras and arranged out-of-hours security. Additionally, key access points, such as vehicle entry and exit gates, were monitored by a dedicated traffic marshal.

Implementing a step-by-step approach to demolition

The project began with a carefully planned soft-strip of the interiors scheduled for removal. Our team meticulously dismantled fittings and fixtures, setting the stage for a smooth demolition. The asbestos abatement was then conducted to safeguard the environment, followed by the strategic separation of those areas set to remain intact, such as a WC and staff room. Using precision techniques like concrete sawing, we carefully severed redundant building sections without disturbing the operational spaces.

An essential part of our works involved considerations related to the site’s old coal mine shafts. As Lawnswood Campus is situated above historic mine shafts, we exercised extra caution with heavy machinery placement. Our careful approach ensured that the heavily reinforced foundations, designed to address mining-related challenges, could be managed safely, despite the need for additional time and machinery for excavation.

Reducing disruption to the school day

One key aspect of this demolition project was the challenge of operating in harmony with the school’s schedule, particularly during exam periods. The team coordinated closely with school administrators to limit noise during sensitive times, allowing students to focus on their studies without undue distraction.

Creating a more sustainable campus

Following the main demolition, the project moved into the refurbishment phase, with a focus on enhancing sustainability and durability. Our team reinforced walls where required and sealed openings formed by demolition, insulated and rendered the external walls, and implemented comprehensive weatherproofing to protect the remaining structure. Internally, we installed a new ceiling, added a security door linked to the school’s alarm system, and renovated the old WC and staff room.

Enhancing outdoor spaces

Our external work brought the transformation to life. After grading the grounds, we applied topsoil and grass seed to foster new green spaces, creating a fresh environment for students. Additional improvements included new kerbs, tarmac and fencing, alongside timber trip rails, paving and a water standpipe.
